Site Selection – This is the largest component of our brokerage practice and is for acquisition minded developers with specific site needs, investors with certain return requirements or others needing “buy-side” representation. Our development knowledge is very beneficial in locating the “right” parcel for your needs. For your project, we can cover five southeast states and certain international destinations. We have been successful in identifying undervalued assets available for speculative purchase on MANY occasions. More often than not our fee is paid by the Seller at closing, for this service to you.
Planning – Our fee based consulting assignments have varied, we have tackled simple and complex rezoning cases, assisted Owners in determining what their “highest and best” use or exit strategy would be for their real property, consulted through the development process and added value all along the way. We can structure these assignments on a project or hourly basis.
While the bulk of our development has been done for our own account, we also perform fee development assignments for third party clients. If you have a project or a concept in mind, we are capable of assembling a team of professionals to make the process smooth and as simple as possible. Some of the “value” we can add to the project would be preliminary/conceptual design for the development, market analysis, developing cash flow models for investment analysis, financing alternatives, entitlement procurement, execution of the construction process and finished product disposition. The fee for this service is typically a percentage of the project budget.
