International Opportunities

 

Our Years of international travel have exposed us to a number of bright spots abroad.  We have been studying the Northern portion of the Bahamas since 1986 and have seen and documented an enormous real property asset appreciation in that area.  Our travels to Central America have occurred annually since 1998 and our study of the Bay Islands of Honduras has seen rapid increase in values there as well.  In 2002 we began our study in the Yucatan area of Mexico.  This area was a HOTBED of development activity through 2007 when EVERYTHING stopped with the economic correction in the US.  However now that we are coming out the other side of that meltdown and as demand continues to increase for a warmer climate, clear water, culturally different, conveniently located and more affordable cost of living this area is positioned to ralize steady and consistent increases in market value over the next 15 years.

 

Currently we have access to several development projects in the Yucatan Peninsula of Mexico.
Project One is a new build 50 unit residential condo to be developed on the sandy Yucatan beach fronting the Gulf of Mexico.  The EXIT STRATEGY is CASH OUT upon the sale of units on a prorata basis and after the return of your capital there should be additional sales that generate a nice return on your investment.  Also accepting a unit(s) for your investment is an option.
Project Two is the acquisition and reconfiguration/redevelopment of a currently 4 unit residential building in a small fishing village on the Yucatan Gulf of Mexico with amazing rooftop panoramic views of Gulf and lagoon that include flamingos foraging for food in the lagoon that this property fronts on.  The EXIT STRATEGY is CASH OUT upon the sale of units on a prorata basis and after the return of your capital there should be additional sales that generate a nice return on your investment.  Also accepting a unit for your investment is an option.
Project Three is the acquisition and reconfiguration of small hotel located in Centro, Merida that would cause the ownership to be carved up into “condo or cooperative” ownership and many of the existing small hotel units would be combined to create a 1 bedroom, 2 bath apartment for long or short term occupancy.  Some units would remain in the current configuration of a small efficient studio for shorter term occupancy, but this would provide a nice unit mix and the sales price point of the units would be far below ANY other habitible units in the city.  The EXIT STRATEGY is CASH OUT upon the sale of units on a prorata basis and after the return of your capital there should be additional sales that generate a nice return on your investment.  Also accepting a unit(s) for your investment is an option.
Project Four is a series of single family colonial homes located in Centro, Merida to be purchased, remodeled and offered for rent on a short term basis via AirBnB and similar rental portals.  The EXIT STRATEGY is CASH OUT upon the sale of the home or the shares in the corp that owns the home (easier conveyance to the next Foreign Buyer and eliminating the need for a Bank Trust ownership structure).
The window of opportunity is currently open, however we need to assemble the capital necessary to put more of these projects into motion.  If you have an interest in participating, please advise.  The returns that we are able to offer via debt instrument or by placing the property into a trust for the development time horizon are above average when comparing them to more conventional types of investments.
Contact us for the NDA document that is required for each project.  Any investment offering should be considered as an offering for the fee interest in real property and not any type of security.  If a Mexican corp is utilized, it is simply an alternate to the costly Fedicomiso or Mexican Bank Trust that is commonly used here in Mexico for foreign ownership of real property within 50 kilometers of a coast line of 100 kilometers of an international border and should be considered a “cooperative” not a security.
